Paving on an Island

Asphalt paving in Alameda starts with what is underneath. Alameda is an island city in San Francisco Bay, and large parts of it, including Alameda Point, Bay Farm Island and South Shore, are built largely on bay fill. Fill and saturated soils settle, and they drain slowly. Driveways and lots here sink in low spots and hold water unless the base is built and graded for it.

Settlement and low spots

When a section of driveway has sunk, patching the top just fills the dip until it sinks again. We dig out the soft area, replace it with compacted rock, and pave over a firm base. On lots, we regrade so water reaches the drains.

Older city streets

Alameda grew from 36,256 residents in 1940 to 64,430 in 1950 during the wartime boom, and older neighborhoods have narrow lots and short driveways set back from tree-lined streets. Tight access means more hand work and careful equipment planning.

Alameda's permit rules

The City of Alameda says any work in the public right-of-way needs an encroachment permit, and lists driveway approach work as an example. Contractors need a City of Alameda business license, insurance naming the City, and must notify the Public Works inspector at least two business days before starting. The City also does not allow debris bins in the right-of-way; they go on private property. We plan staging around that rule.

Renters and owners

About half of Alameda's homes are rented, so we also work with landlords and property managers on shared driveways and small lots.

Small lots and tight staging

Older Alameda homes sit close together, with narrow side driveways and detached garages at the back of the lot. We plan how trucks unload and where material is staged on private property, since the City does not allow bins in the right-of-way.

Speed limits and traffic

Alameda keeps a 25 mph speed limit on almost every street, which helps on residential jobs. For lots on busier corridors, we still plan traffic control at entrances.

Island weather

Alameda's climate is mild, with about 22 inches of rain a year over roughly 66 rainy days, and summer highs rarely extreme. That gives a long paving season, but winter rain on low, saturated ground means drainage and base still decide how long pavement lasts.

Cost factors

Tear-out on older lots, hand work in tight driveways and extra base where fill has settled all add cost. Your written estimate lists each.

Alameda Questions

Why does my Alameda driveway keep sinking?

Bay fill and saturated soil settle over time. A lasting fix removes the soft material and rebuilds the base before repaving.

Where does the dumpster go during an Alameda job?

On private property. The City of Alameda does not allow debris bins in the right-of-way.

Do I need a permit to replace my driveway approach in Alameda?

Yes. Driveway approach work is in the right-of-way and needs a City encroachment permit.

How long does a driveway replacement take in Alameda?

Usually a couple of days of work, plus any time to get the encroachment permit if the approach is included.

Is Alameda soil worse for driveways than the mainland?

Fill and saturated soils settle more than firm native ground, so base work matters more. We check for soft spots at the estimate.
