Flat Ground and Slow Drainage

Asphalt paving in Newark starts with grade. The city sits at an elevation of about 20 feet near the southern end of San Francisco Bay, and much of it is close to flat. On flat ground, water has to be steered off pavement deliberately, or it sits in low spots and soaks into the base. That makes slope, crown and edge drainage the core of every Newark driveway and lot we build.

A small city with its own history

Newark incorporated in September 1955, months before its neighbors merged into Fremont, and its voters chose to stay separate. Fremont now surrounds it. The population grew from 9,884 in 1960 to 47,529 in 2020, and 68.1 percent of occupied homes are owner-occupied, so a lot of our Newark work is homeowners replacing driveways laid during that growth.

Industrial roots, industrial lots

Newark has made stoves, water heaters, Peterbilt trucks and semi-trailers over the years, and today Lucid Motors is its largest employer. Industrial and logistics properties carry heavy, repetitive truck loads. Lots like that need thick asphalt at truck routes and docks, and quick repair of failed spots before water gets under them. We quote full-depth repairs, overlays and striping for industrial sites.

Bay-edge weather

Newark's climate records show about 14.31 inches of rain a year on 56 wet days, with January the wettest month at about 2.96 inches. Summers are dry. That leaves a long window for paving, but it also means pavement spends months drying out and then gets soaked all at once in winter. Cracks sealed in fall keep that first heavy rain out of the base.

Typical Newark jobs

  • Replacing original tract driveways that have settled or cracked
  • Fixing birdbaths and ponding on flat driveways and lots
  • Overlays and mill-and-fill at curbs and drains
  • Sealcoating and crack sealing before the wet season
  • Restriping and accessible-stall layout for commercial lots

Getting the slope right

Pavement needs a minimum fall to move water, and on a flat Newark lot that fall has to be built in on purpose. Before paving, we set grades so water runs toward the street, a planter or a drain, never back toward the garage. On a replacement, that sometimes means lowering the old base near the house or adding a small drain where the driveway meets the walk.

Older neighborhoods and newer ones

Newark's housing ranges from the first postwar subdivisions to newer homes on former industrial land. Older driveways often have a thin original base and settle in the middle; newer ones need early sealing so they do not oxidize in the sun. We approach each according to its age and condition, not a one-size package.

Near the salt ponds

On the west side, Cargill's salt operation and the wildlife refuge border the city. Low ground near the bay can stay damp in winter, so we pay extra attention to base and drainage on properties close to the water.

Newark Questions

Why does water sit on my Newark driveway?

On flat ground, small settlement or a poor original grade is enough to create a low spot. Fixing it usually means removing the area, correcting the base and repaving with enough slope to shed water.

Do you work on industrial lots in Newark?

Yes, including truck routes, loading areas and full-depth repairs, phased so operations can continue.

When should I seal cracks?

Late summer or early fall, before the rains start. That keeps the first heavy storms from soaking the base.

Is a full replacement needed to fix ponding?

Not always. A small low spot can be cut out and rebuilt. When water sits across a large area, the driveway usually needs to be regraded and repaved.

Do newer Newark driveways need sealing right away?

Not right away. New asphalt should cure for several months first. After that, a sealcoat slows oxidation in the sun.
