Flatlands and Hills

Asphalt paving in Oakland depends on which Oakland you are in. About two-thirds of the city lies on the flat East Bay plain and about one-third climbs into the hills, topping out near 1,760 feet. Rainfall follows the climb too: about 23 inches a year near the bay and up to about 30 in the hills. Flatland lots need drainage; hill driveways need grade control and edge support.

A 1920s housing stock

Oakland built about 13,000 homes between 1921 and 1924 alone, and much of the city's single-family housing dates from that decade. Driveways behind those homes are often narrow, shared or squeezed between houses, and they have been patched for generations. Replacing them means hand work, small equipment and careful transitions at garages and sidewalks.

The hills after 1991

The 1991 Oakland hills firestorm destroyed nearly 4,000 homes, and the rebuilt neighborhoods have steep driveways that are now three decades old. Steep driveways need compaction in lifts, supported downhill edges and planned drainage.

The fault through the city

The Hayward Fault runs directly through Oakland, along the base of the hills. Pavement near it cracks in patterns that reopen, and we plan crack sealing as ongoing maintenance there.

Commercial and multifamily lots

Oakland is about 59 percent renter-occupied, so apartment lots, mixed-use properties and small commercial lots are a large share of the work. We handle patching, overlays, sealcoating and restriping, phased for tenants and customers.

Flatland drainage

In the flatlands, many older driveways slope toward the house because the original grade was never set properly. When we replace them, we set the slope toward the street or a drain and add a channel drain at the garage when needed.

Commercial and mixed-use

Corner stores, churches, small offices and mixed-use buildings often have small lots that see heavy use. Saw-cut repairs, sealcoat and restriping on a regular cycle keep them safe and presentable.

Neighborhood variety

From West Oakland and Fruitvale on the flats to Montclair and the upper hills, Oakland's neighborhoods differ in lot size, grade and access. A flatland bungalow may have a narrow shared driveway; a hill home may have a steep, curving one with a retaining wall. We look at each property on its own terms.

Cost factors

Narrow access, steep grades and hand work add cost; HomeGuide puts slopes and curves at 15 to 30 percent extra.

Oakland Questions

Can you replace a narrow shared driveway between two houses?

Yes. Narrow driveways need smaller equipment and more hand work, and we coordinate with both owners.

Do you pave steep hill driveways in Oakland?

Yes. We compact in lifts, support the downhill edge and plan drainage before paving.

Why do cracks reappear along the same line?

Near the Hayward Fault, slow creep reopens cracks. Regular sealing keeps water out.

Do you install channel drains at garages?

Yes, where the driveway grade cannot send water away from the garage on its own.

Do you work in all Oakland neighborhoods?

Yes, from the flatlands to the hills.
