From the Flats to the Foothills

Asphalt paving in Milpitas changes with the freeway you are near. West of I-880 the city is mostly industrial and commercial, with the newest retail; between I-880 and I-680 industry gives way to homes; and east of I-680 neighborhoods climb toward Monument Peak in the Diablo Range. The median elevation is about 19 feet, but the Piedmont Road and Evans Road area sits around 100 feet and the highest point reaches 1,289. Each band needs its own approach.

Flat and low near the bay

On the western flats, close to the salt ponds at the bay's edge, drainage is the issue. Lots and driveways need enough slope to move water, and failed areas need full-depth repair before water gets under them.

Hillside neighborhoods

East of I-680, driveways are steeper and creeks such as Calera, Penitencia and Arroyo de los Coches carry runoff down from the hills. Steep driveways need compaction in lifts, supported edges and a path for water away from the garage.

A 1950s factory town

Milpitas incorporated in 1954 and grew once the Ford assembly plant opened in 1955, with development accelerating in the 1960s and 1970s. From 6,572 residents in 1960, it reached 80,273 by 2020. Many neighborhoods from those decades have driveways ready for replacement.

Industrial and retail lots

Milpitas has a large stock of industrial, R&D and retail property. We handle overlays, truck-route repairs, sealcoating and restriping with accessible stalls laid out to the 2010 ADA Standards.

Creeks and drainage

Calera Creek, Penitencia Creek and Piedmont Creek all flow from the hills toward the bay through Milpitas. Homes near those channels and on the slopes above them see more runoff. We grade driveways to send water to the street and away from foundations, and on steeper lots we add a drain or swale.

1960s and 1970s driveways

Driveways from the city's main growth decades are now 50 years old or more, and many have been overlaid at least once. When we see connected cracking or settled areas, replacement usually beats another overlay.

Weather

Milpitas has a Mediterranean climate, with winters averaging 41 to 59 degrees and about 15 inches of rain a year, mostly in winter. Temperatures rarely exceed 100 degrees, though the record is 109. That gives a long paving season from late spring into fall.

Cost on a typical job

Published guides put asphalt driveways at about $5 to $12 or more per square foot (HomeGuide) and $7 to $15 (Angi). A 400-square-foot driveway lands around $2,000 to $4,800 in HomeGuide's table.

Milpitas Questions

Do you work in the Milpitas hills?

Yes, including steep driveways east of I-680 where drainage and edge support need attention.

Can you repave an industrial lot in phases?

Yes. We split lots so loading areas and entrances stay usable.

Is Milpitas in your service area even though it is in Santa Clara County?

Yes. Milpitas borders Fremont, and we work there regularly.

Why does my Milpitas driveway crack near the street?

That edge often gets runoff from the street and the apron. Water softens the base there first. Sealing the joint and fixing the grade help.

When is paving season in Milpitas?

Late spring through fall, when the ground is dry and temperatures let the mix compact well.
