Lots That Carry Trucks and Hold Up to Rain
Parking lot paving is a different job from a driveway. A lot carries delivery trucks, garbage trucks and hundreds of cars a day, drains a large area into a few inlets, and has to stay open while it is worked on. Around Union City that includes strip centers near I-880, office and light-industrial properties, church and school lots, HOA streets and apartment complexes. Each needs a thicker section than a home driveway and a plan for how traffic and water move across it.
New lots and full reconstruction
Cost guides call for 4 inches or more of asphalt on commercial and heavy-wear lots, over a compacted aggregate base. Where the old lot has failed in large areas, we remove it, repair or replace the subgrade, rebuild the base, and pave in lifts. Truck routes, dumpster pads and loading areas get the heaviest section, because that is where lots break up first.
Overlays and mill-and-fill
When the base is still sound and the problems are on the surface (oxidation, raveling, scattered cracks), an overlay can add years for less than reconstruction. Failed areas are cut out and patched first, the surface is cleaned and tack-coated, and a new layer is placed. Along curbs, gutters and inlets, the edges are often milled down first so the new surface meets the concrete at the right height and water still reaches the drain.
Drainage and storm drains
Water is what ends a lot's life. Ponding at an inlet, birdbaths along a curb and water running across the drive aisle all soften the base. We check grades on every job and correct low areas during the work. Union City's encroachment rules also prohibit letting non-storm water reach storm drains, so on any job with washout or rinse water, we protect the inlets and keep that water on site.
Keeping the property open
Most commercial lots cannot close all at once. We can split the work into phases so part of the lot stays open, schedule around business hours, services or move-in days, and plan the order so entrances stay usable. Your quote lists the phases and how long each area will be closed.
Accessible parking
When a business or public entity restripes a lot, the U.S. Department of Justice says it must provide accessible spaces under the 2010 ADA Standards. A new or rebuilt lot is the natural time to get counts, dimensions and slopes right, because accessible spaces and aisles cannot slope more than 1:48 in any direction. We lay out stalls with that in mind and stripe them as part of the job.

Parking Lot Paving Questions
How long does a parking lot last before it needs repaving?
HomeAdvisor suggests planning to repave every 15 to 20 years. Regular sealcoating, crack sealing and quick pothole repair stretch that; ignoring drainage problems shortens it.
Overlay or rebuild?
An overlay works when the base is sound and the damage is on the surface. Where alligator cracking and potholes cover large areas, the base has failed and an overlay will crack again quickly. We mark which areas need which.
Can you work at night or on weekends?
For properties that cannot close during business hours, we discuss scheduling at the estimate. Local noise rules and permit conditions can limit hours, and some cities restrict work in the right-of-way to weekdays.
Do you handle HOA streets and apartment complexes?
Yes. Private streets and multifamily lots are paved and maintained the same way as commercial lots, and we can phase work around residents.
