Lines That Organize the Lot

Parking lot striping sets where people park, how they drive through, and where they walk. Fresh lines make a lot safer and easier to use, and they are the cheapest way to make a property look cared for. Striping is also where accessibility rules come into play, because a restripe is the moment the federal standards apply.

Restriping and the ADA

The U.S. Department of Justice says that when a business or a state or local government restripes a parking lot, it must provide accessible parking spaces as required by the 2010 ADA Standards. The minimum counts are set by the size of each lot: one accessible space for 1 to 25 total spaces, two for 26 to 50, three for 51 to 75, four for 76 to 100 and five for 101 to 150. At least one in six accessible spaces, and never fewer than one, must be van accessible.

Dimensions that matter

Under the 2010 Standards, a car-accessible space is at least 96 inches wide with an adjacent access aisle at least 60 inches wide. A van space is 132 inches wide with a 60-inch aisle, or 96 inches wide with a 96-inch aisle. Spaces and aisles may not slope more than 1:48 in any direction, and the bottom of the identification sign must be at least 60 inches above the ground. We measure slopes before we lay out accessible stalls, because the best spot for paint is not always the flattest spot.

  • Accessible stalls, aisles and symbols

Restripe or new layout?

Restriping follows the lines that are already there. A new layout changes stall angles, widths or traffic flow, and HomeGuide notes that it usually costs 20 to 50 percent more because the lot has to be measured and marked from scratch. After an overlay or sealcoat, the old lines are gone, so it is a good time to fix a layout that never worked.

Scheduling

Striping needs a clean, dry surface and paint needs time to dry before traffic. We stripe lots in sections or outside business hours so the property stays usable.

Paint and visibility

Striping paint has to stand out against the pavement. On a faded gray lot, even fresh lines look dull, which is why striping right after sealcoating gives the sharpest result. Accessible symbols, fire lanes and crosswalks need to be clearly visible to drivers, and we recommend refreshing them on busy lots before the main stall lines.

Parking Lot Striping Questions

How often should a lot be restriped?

When lines fade enough that drivers ignore them, often every few years on busy lots. Lots also need restriping after every sealcoat or overlay.

How many accessible spaces does my lot need?

Under the 2010 ADA Standards it depends on total spaces: one for 1 to 25, two for 26 to 50, three for 51 to 75, four for 76 to 100, and so on, with at least one van space. We count your lot at the estimate.

Can you change my lot layout?

Yes. A new layout costs more than a restripe because the lot has to be measured and marked from scratch, but it is the time to fix traffic flow and stall sizes.

Do you stripe HOA and apartment lots?

Yes, including numbered stalls, guest parking and fire lanes.
